Our rigorous tenant selection process is integral to making your investment property a success. We employ the following procedures to procure high quality tenants:
- Prospective tenants are accompanied by a Realty Shop & Property Management staff member or a licensed Realtor during a typical showing.
- Require prospective tenants to fill out a detailed application, providing employment, income and past rental history.
- Require a picture ID from each prospective tenant(s).
- Contact current and previous landlords for rental references, if necessary.
- Obtain a current credit report, rental reference with eviction notification, and criminal background check including sex offender database on the prospective tenant(s).
- Carefully evaluate all application information to determine the best tenant for the property.
- Require a security deposit equal to one month’s rent.
